Update

Following the public exhibition period a report was taken to a meeting of Council on 17 June 2025 outlining the feedback received and any relevant amendments made to the draft Development Control Plan (DCP).

Project background

Council has prepared amendments to the City of Canada Bay Development Control Plan (DCP).

The role of the DCP is to provide detailed planning and design guidance to support the planning controls in the Local Environmental Plan (LEP).

The proposed amendments to the DCP include changes arising from an internal review and other miscellaneous housekeeping improvements. Amendments have generally been proposed to clarify intent and improve the quality of development outcomes.

The amendments

The draft DCP seeks to implement a number of amendments that are generally focused on the following matters:

  • Boarding houses
  • Car parking
  • Electric vehicles
  • Employment zones reforms
  • Flooding
  • Heritage
  • Heritage conservation areas
  • Introduction
  • Renaming of State planning policies
  • Requirement for new or replacement dwellings and new commercial buildings to use only electricity for all energy requirements
  • Signage and advertising
  • Structure
  • Substations
  • Urban forest and ecology
  • Waste

The draft DCP was on public exhibition from Friday 7 March to Sunday 6 April 2025.
